Hail damage roof repair and insurance claims in Littleton
Between May and August, some part of the South Metro gets hail big enough to bruise a roof almost every year. Here's how to tell whether your roof is actually damaged, how a Colorado hail claim works, what the Residential Roofing Bill of Rights does for you, and how to keep a storm chaser off your porch.
What hail damage looks like on a Littleton roof
Hail damage roof repair Littleton homeowners need doesn't start with a leak. It starts with a roof that looks fine from the driveway. Up close, the damage sorts into a few kinds:
Bruises. A hail stone hits, knocks the granules loose, and fractures the fiberglass mat underneath. The spot feels soft under a thumb, like a bruise on an apple. The shingle doesn't leak that week; it leaks in three to five years when the exposed asphalt has cracked through. This is the damage adjusters are looking for, and the reason a roof with 10 hits per square on every slope is a total loss.
Granule loss. Hail strips granules in a splash pattern. A 1-inch stone leaves a mark the size of a quarter; the gutters fill with what looks like coarse black sand.
Collateral. Dented gutters and downspouts, split window screens, pockmarked AC fins, chipped paint on the deck rail, dings in the metal vent caps and the mailbox. Adjusters count these first because they're impossible to fake.
Cracked or shattered. Only with 2-inch-plus stones, which the South Metro sees every few years — the June 2023 storms that ran through Highlands Ranch and Castle Rock left shingles that looked shot.
Wind damage travels with hail here. The same cell that drops stones pushes 60–80 mph gusts ahead of it, and storm damage roof repair Littleton crews do in July is usually both.
The first week
- Stay off the roof. Hail-slick shingles on a two-story are how homeowners get hurt after a storm. Photograph the collateral from the ground — gutters, screens, the AC unit, the car if it was out — with time stamps.
- Call us for an inspection. We walk the roof, chalk the hits per test square on each slope, photograph everything, and tell you whether it's a claim. Half the time it isn't. A few hits on one slope is a $400 repair, and you don't file a $400 repair against a $2,500 deductible.
- If it is a claim, call your insurer with our photos and the storm date. Get the claim number and the adjuster's name.

How a Colorado hail claim works
Your policy pays for sudden hail and wind damage minus your deductible, which on many Colorado policies is now 1–2% of the dwelling coverage rather than a flat $1,000 — on a $650,000 Highlands Ranch house that's $6,500–$13,000. Read your declarations page before you assume a claim makes sense.
Most policies pay in two steps: actual cash value (the depreciated value of the roof) up front, then the recoverable depreciation when the work is done and invoiced. A growing number of Colorado policies now pay ACV only on roofs past a certain age, which means a 20-year-old roof may be worth a third of its replacement cost to the insurer. What we do: chalk and photograph the hits, measure the roof, and write a line-item scope your adjuster can compare to their own. If their estimate misses slopes or leaves out code items — ice-and-water at the eaves, drip edge, new flashing — we document it and you request a supplement. That's routine, not a fight.
The Residential Roofing Bill of Rights
Colorado passed this law in 2012 after the storm-chaser problems of the 2009 hail season. It applies to any residential roofing contract and it says, in plain terms:
- The contract must be in writing and include the scope, the cost, approximate start and finish dates, and the contractor's contact information.
- The roofer must carry liability insurance and tell you so in the contract.
- If the work is being paid by an insurance claim, you have 72 hours to cancel after your insurer denies the claim in whole or in part, and the roofer has to refund your deposit within 10 days.
- The roofer may not pay, waive, rebate or promise to rebate your deductible, and must say so in the contract. A "free roof" or "we'll eat your deductible" offer is illegal in Colorado, and a contractor who makes it is planning to inflate the invoice and cut something on your roof to cover it.
- The roofer may not act as your public adjuster or negotiate the claim on your behalf.

Storm chasers
Within a week of any real hail storm, out-of-state crews with magnetic door signs work the streets off Bowles, University and County Line Road. Some are fine. Many aren't licensed in the city or county your house sits in, will be gone by Thanksgiving, and the roof they put on will have nobody to call when the boots crack in year six. Should I file a claim for a few hail hits?
Usually not. A $400 repair against a $2,500-plus deductible is a loss, and a claim goes on your CLUE record for five to seven years. File when the damage is on every slope or there's water inside. We'll give you a repair price first so you can compare it to the deductible.
How long do I have to file a hail claim in Colorado?
Most Colorado policies give you one year from the date of loss, and some are moving to shorter windows for hail. The practical answer is to get an inspection within a few weeks, while the collateral damage is fresh and the storm date is easy to prove. Waiting until the next spring makes every claim harder.
Can you tarp my roof tonight?
After a major storm we run tarp crews from first light until dark, prioritized by how much water is getting in. Tarps are $300–$700 depending on size and pitch, and the cost is typically covered as emergency mitigation. Keep the receipt for the adjuster.
What if my insurer says the damage is wear and tear?
Sometimes they're right — a bald 22-year-old roof isn't a hail loss. But fresh bruises with soft mats on a 12-year-old roof are, and we can show the difference with photos of the fracture under the granules. Ask for a re-inspection with our report in hand; most carriers will send a second adjuster.
