Roofing in Highlands Ranch

The community was built in phases from 1981, and the roofs follow the phases. Northridge and the streets off Highlands Ranch Parkway west of Broadway are the oldest — 1980s and early-90s two-stories and tri-levels, most on their second or third roof already. Southridge and Westridge filled in through the 1990s: bigger homes, steeper pitches, more valleys and dormers, a lot of skylights. Eastridge and the neighborhoods east of Quebec are 1995–2005, and their original or first-replacement architectural shingles are hitting 20 years now. BackCountry and the Highlands Ranch Golf Club homes are 2005–2015, larger and more cut-up, and their problems are boots, flashing and hail rather than age.

A like-for-like shingle in the same color is usually a quick approval; a color change or a switch to metal needs a submission with a sample. What we see most here

  • Hail bruises on every slope after the June and July storms. Highlands Ranch is directly in the path of the cells that build over the foothills and drift southeast, and the June 2023 storms totaled roofs across Southridge and Eastridge. Most of the roofing here since 2000 has been insurance-driven, which is also why so much of it is builder-grade shingle put on fast.
  • Cracked pipe boots and vent flashings on the 2000s houses. South-facing, at altitude, the rubber lasts 8–12 years.
  • Leaking valleys on the cut-up Southridge and Westridge roofs, where three planes meet and the original underlayment was felt.
  • Skylights. The 1990s builders loved them. The flashing kits are at end of life.
  • Ice dams on north eaves on homes where the soffit vents were buried in blown-in insulation during an energy upgrade. Highlands Ranch attics run dry and hot in summer, but a March upslope snow on a sealed attic makes a dam in a day.
  • Wind-lifted shingles on the west-facing slopes above Santa Fe and C-470, where the downslope winds hit first.

Permits and licensing

Highlands Ranch is unincorporated Douglas County, so a re-roof needs a Douglas County building permit and a contractor licensed with the county, not the City of Littleton. Questions we get asked

Do you charge extra to come to Highlands Ranch?

No. Highlands Ranch is inside our normal service area and pricing is identical to Littleton. We're on the Southridge and Eastridge side of the community most weeks between May and October.

Do I need HRCA approval to replace my roof?

For a like-for-like shingle in an approved color, the review is usually quick, but you still need to submit. For a color change, a switch to Class 4 in a different line, or metal, the Community Association wants a sample and a spec sheet. We supply both and have done enough of them to know what gets approved.

My Highlands Ranch roof was replaced after the 2009 hail. Is it done?

Probably close. A standard 30-year architectural shingle from that era lasts about 18–22 years at this altitude, and most of the 2009–2010 roofs we inspect in Northridge and Southridge are losing granules and seal-strip adhesion now. Some have a few years left with a couple of repairs; we'll tell you which.
